(We first wrote about it on <a href=\"http:\/\/theraleighcommons.org\/raleighdla\/\/home\/2009\/11\/27\/citys-rewriting-of-the-development-codes-a-perfect-fit-for-t.html\"><span>this blog<\/span><\/a> back in November of 2009.) &nbsp;<\/span><\/p>\n<div><span><\/p>\n<p><span><span class=\"full-image-block ssNonEditable\"><span><img src=\"\/storage\/UDO_logo2.jpg?__SQUARESPACE_CACHEVERSION=1301661974393\" alt=\"\" \/><\/span><\/span>This has been a huge effort, since many of the current regulations were put in place fifty years ago, with hundreds of individual code updates since then resulting in an overly complicated development process. &nbsp; &nbsp;<\/span><\/p>\n<p><span>Now this process is at the point of being wrapped up, and this is what makes your renewed attention critical:&nbsp;<\/span><\/p>\n<p><span><strong>&ldquo;<\/strong><\/span><span><strong>what is allowed in the&nbsp;new UDO will be allowed to be built <\/strong><\/span><span><strong>without<\/strong><\/span><span><strong> any public review, or&nbsp;comment&rdquo;.<\/strong><\/span><\/p>\n<div><span><strong><\/p>\n<p><span style=\"font-weight: normal;\">This all started with the city&rsquo;s major initiative launched four years ago to update its comprehensive plan &#8211; here&rsquo;s the <\/span><a href=\"http:\/\/raleighdla.squarespace.com\/storage\/UDO_Timetable.pdf\"><span><span style=\"font-weight: normal;\">original timetable<\/span><\/span><\/a><span style=\"font-weight: normal;\">.<\/span><\/p>\n<p><span style=\"font-weight: normal;\">But unlike <\/span><span><span style=\"font-weight: normal;\">the <\/span><a href=\"http:\/\/www.raleighnc.gov\/home\/content\/PlanLongRange\/Articles\/2030ComprehensivePlan.html\"><span><span style=\"font-weight: normal;\">2030 Comprehensive Plan<\/span><\/span><\/a><span style=\"font-weight: normal;\">, which is&nbsp;a guide for future development in Raleigh, the Unified Development Ordinance (UDO) is LAW, dictating&nbsp;allowable heights, setbacks, land uses, transitions, landscaping&nbsp;buffers; etc. across the city. &nbsp;<\/span><\/span><\/p>\n<p><span><strong><em>So what does all this mean . .<\/em><\/strong> <strong>. <\/strong><span style=\"font-weight: normal;\">Raleigh City Councilman Thomas Crowder puts it this way.&nbsp; &ldquo;The large majority&nbsp;of new development in the future is being recommended by the Planning&nbsp;Director to be staff approved, rather than approved by the Planning&nbsp;Commission and\/or City Council. &nbsp;In other words, what is allowed in the new UDO will be allowed to be built without any public review, or comment&#8221;.<\/span><\/span><\/p>\n<p><\/strong><\/span><strong><\/p>\n<p><span style=\"font-weight: normal;\"><strong><strong> <\/strong><\/strong><\/span><\/p>\n<p><strong><strong><\/p>\n<p style=\"display: inline !important;\"><span><strong><em>And, what&rsquo;s happening now . . <\/em><\/strong><span style=\"font-weight: normal;\">An initial consolidated draft of the UDO will be released on April 6.&nbsp; The public will then have two months to let the City know what it thinks.&nbsp; An <a href=\"\/storage\/UDO%20Draft%20Report%20flyer.pdf\">open house for the Public Review<\/a>&nbsp;<\/span><span style=\"font-weight: normal;\">of the UDO draft has been set up at different times on April 20-21. &nbsp;<\/span><\/span><\/p>\n<p><\/strong><\/strong><\/p>\n<p><span style=\"font-weight: normal;\"><strong><strong> <\/strong><\/strong><\/span><\/p>\n<p><strong><strong><\/p>\n<p style=\"display: inline !important;\"><span style=\"font-weight: normal;\">In <\/span><span><span style=\"font-weight: normal;\">addition to the three sessions offered by the Department of City Planning, the <\/span><a href=\"http:\/\/app.bronto.com\/public\/?q=ulink&amp;fn=Link&amp;ssid=8327&amp;id=govtjv7u4rja5h3ovs5swkzhktd7e&amp;id2=2t1wk8joftem4d4unjeyaof116v93&amp;subscriber_id=bykorphyvvuhesukayplcbgallosbpe&amp;delivery_id=belvvyrytwcfejpzihhbhwjynhyxblo&amp;tid=3.IIc.BA9UAA.CCpd.JZHL..NTaI.b..l.Ag3r.a.TZOdIg.TZO3GA.fksryw\"><span><span style=\"font-weight: normal;\">Triangle Community Coalition<\/span><\/span><\/a><span style=\"font-weight: normal;\"> will sponsor a UDO workshop and lunch on April 21st starting at 11:30am at the Urban Design Center.&nbsp;
