The 24,776 structure will be built at a cost of $1.054 million by\u00a0WB Properties and Construction out of Ocean Isle Beach.<\/p>\n<p>Building Two will contain 18 units, two of them accessible. At 22,889 square feet, it&#8217;s not that much smaller than Building One, although it will be built by WBPC for a good deal less: $846,221.<\/p>\n<p>These two buildings will be complimented by a\u00a0clubhouse\/three-person leasing office, a gazebo and of course, a space for trash and recycling.<\/p>\n<p>The site plans, which we <a href=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/2015\/06\/08\/development-beat-26\/\" target=\"_blank\">covered last summer<\/a>, propose as well a new road\u00a0that would run behind the complex, Holly View Drive.<\/p>\n<p>Sycamore Run will not be the first affordable housing project for either the developer,\u00a0Southern Properties &amp; Development or\u00a0contractor WB Properties, as both have extensive experience in the field.<\/p>\n<div id=\"attachment_112530\"  class=\"wp-caption module image aligncenter\" style=\"max-width: 600px;\"><img loading=\"lazy\" class=\"size-full wp-image-112530\" src=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/08\/smokey-meadows-several-bldgs-01a9b9cff0.jpg\" alt=\"The Smokey Meadows Apartments from WB Construction\" width=\"600\" height=\"480\" srcset=\"https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/08\/smokey-meadows-several-bldgs-01a9b9cff0.jpg 600w, https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/08\/smokey-meadows-several-bldgs-01a9b9cff0-336x269.jpg 336w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><p class=\"wp-caption-text\">The Smokey Meadows Apartments from WB Construction<\/p><\/div>\n<p>When SP&amp;D filed a request for an affordable housing tax credit for Sycamore Run in 2014, it was one of 10 projects the developer was applying for that year. Among their completed projects in North Carolina are\u00a0Barringer\u2019s Trace in Mount Pleasant and the High Ridge Apartments in Sylva.<\/p>\n<p>WB on their website lists a range of project types from commercial to multifamily\u00a0and affordable. Their\u00a0affordable housing projects include the\u00a0Smokey Meadows in Canton, NC and the Renassaiance at Antiquity senior housing development in Canton, NC.<\/p>\n<p>In order to live in a development such as Sycamore Run, residents&#8217; incomes are restricted depending on the number of people living in a unit. As this property will nor be run by the City or the County, we aren&#8217;t sure what the exact restrictions will be for this new development.<\/p>\n<p>However, a listing for the Cedar Moor affordable housing development three miles to the west of Sycamore Run includes the following limits: One Person:\u00a0$33,120 Two People: $37,860 Three People: $42,600 Four People: $47,280 Five People: $51,120 Six People: $54,900. Built in 1968, Cedar Moor offers everything from 850 square-foot one-bedroom units for $800\/month to 1,438 square-foot four-bedrooms units for $1,172\/month.<\/p>\n<div id=\"attachment_112536\"  class=\"wp-caption module image aligncenter\" style=\"max-width: 640px;\"><img loading=\"lazy\" class=\"size-full wp-image-112536\" src=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/08\/Cedar-MoorREAL.jpg\" alt=\"Cedar Moor Apartments\" width=\"640\" height=\"480\" srcset=\"https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/08\/Cedar-MoorREAL.jpg 640w, https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/08\/Cedar-MoorREAL-336x252.jpg 336w\" sizes=\"(max-width: 640px) 100vw, 640px\" \/><\/a><p class=\"wp-caption-text\">Cedar Moor Apartments<\/p><\/div>\n<p>To be honest: $800\/month when you&#8217;re making $32k\/year (before taxes, presumably) is not exactly what I&#8217;d call affordable. Hopefully Sycamore Run will offer at least some of their units at a more affordable rate.<\/p>\n<p>One final fun fact: according to the original tree conservation plans for this project from May 2015,\u00a0there will be four types of trees on this property. We promise\u00a0you these are the names of trees and not old jazz musicians:\u00a0Elms, Loblolly, Tulip Poplars, Red Maples and Sweet Gums. Noticeably absent is the American Sycamore tree, more formally known as\u00a0<em>Platanus occidentalis.\u00a0<\/em>Oh well.<\/p>\n<p><em>Editor&#8217;s note: the Pocahontas quote in the beginning is from the song &#8220;Colors of the Wind,&#8221; which was featured in the 1995 Disney film.
