At least it won&#8217;t be as disappointing and depressing as seeing the World&#8217;s Smallest Lady at the State Fair always is, so\u00a0there&#8217;s that.<\/p>\n<p><img loading=\"lazy\" class=\"wp-image-64436 alignleft\" src=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/02\/robertstackupdate.jpg\" alt=\"robertstackupdate\" width=\"129\" height=\"166\" \/><\/a>First though: An update on a reader inquiry that came to us via Twitter earlier this week. Ru$$Man (@stankluv) noted that Telegraph\u00a0Road Properties, which had purchased one of the homes we wrote about on Teardown Tuesday, had been snapping up a lot of land in the area. Who are they, he asked.<\/p>\n<p>Telegraph Road Properties LLC currently owns 22 residential properties south and east of Moore Square in downtown Raleigh. Russ wondered whether there was perhaps an ulterior motive to these purchases; while he didn&#8217;t go into detail, my\u00a0first thought was,\u00a0maybe this could be something\u00a0along the lines of Walt Disney buying up all that Florida swampland under a variety of LLCs back in the 1960s. Tragically, this does not appear to be the case.<\/p>\n<p>The address for Telegraph Road Properties LLC is the same\u00a0address listed for Flynn Properties LLC, the company under which Flynn Dermatology owns its offices at 5603 Duraleigh Road. I should clarify, because this isn&#8217;t something I&#8217;ve come across before: it appears the building at 5603 Duraleigh Road is an Office Park Condominium Building, which means each unit is available for purchase or lease, per <a href=\"http:\/\/carolantic.com\/pdf\/2374_Flier.pdf\" target=\"_blank\">this flier<\/a> from NAI Carolantic Realty.<\/p>\n<div id=\"attachment_66505\"  class=\"wp-caption module image aligncenter\" style=\"max-width: 767px;\"><img loading=\"lazy\" class=\"size-full wp-image-66505\" src=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/02\/Screen-Shot-2016-02-18-at-12.46.39-AM.png\" alt=\"The Condominium Office Building\" width=\"767\" height=\"284\" srcset=\"https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/02\/Screen-Shot-2016-02-18-at-12.46.39-AM.png 767w, https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/02\/Screen-Shot-2016-02-18-at-12.46.39-AM-336x124.png 336w\" sizes=\"(max-width: 767px) 100vw, 767px\" \/><\/a><p class=\"wp-caption-text\">The Condominium Office Building<\/p><\/div>\n<p>Real estate&#8217;s not a bad investment, especially in Raleigh, and the fact that\u00a0Dr. Flynn opted to purchase rather than lease is a good sign that he knows this. My guess: he&#8217;s poured some of the money he&#8217;s earned through his practice into a number of local real estate purchases.<\/p>\n<p>However, the address *also* traces back to a Saebert Construction. What&#8217;s interesting about Saebert is that its\u00a0corporate\u00a0filings with the state of North Carolina give an address that traces back to Monarch Property, which was\u00a0founded\u00a0by local developer Jason Queen.<\/p>\n<p>The plot thickens! Old habits Die Hard.<\/p><\/div>\n<p>According to <a href=\"http:\/\/www.newsobserver.com\/news\/business\/real-estate-news\/article26997874.html\" target=\"_blank\">an article <\/a>that ran last July in the News &amp; Observer, Monarch Property had partnered with some local architects to develop a spate of modernist houses east of downtown Raleigh. Telegraph Road Properties was described as an &#8220;equity partner,&#8221; which means our initial assumption was pretty much spot on. First time for everything.<\/p>\n<p>The N &amp; O also noted that Telegraph had sold &#8220;17 homes since 2011 for an average price of $247,411.&#8221; Not bad!<\/p>\n<p>So onto that small subdivision. Like some of Telegraph\/Monarch&#8217;s properties, it will also be located in Southeast Raleigh, on the eastern side of the intersection of Bragg and South Person, to be exact.<\/p>\n<p>According to site plans filed February 4 with the City of Raleigh, the 1117 South Person Subdivision will be made up of two, two-bedroom homes. The site plans noted that prior to construction, an existing property on the lot would have to be torn down.<\/p>\n<div id=\"attachment_63077\"  class=\"wp-caption module image aligncenter\" style=\"max-width: 617px;\"><img loading=\"lazy\" class=\"size-full wp-image-63077\" src=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/02\/Screen-Shot-2016-02-08-at-10.22.15-AM.png\" alt=\"Maybe this is kind of a &quot;good riddance&quot; situation?\" width=\"617\" height=\"412\" srcset=\"https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/02\/Screen-Shot-2016-02-08-at-10.22.15-AM.png 617w, https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2016\/02\/Screen-Shot-2016-02-08-at-10.22.15-AM-336x224.png 336w\" sizes=\"(max-width: 617px) 100vw, 617px\" \/><\/a><p class=\"wp-media-credit\">Wake County<\/p><p class=\"wp-caption-text\">To make way for a new subdivision, this rooming house had to go<\/p><\/div>\n<p>I pulled up the deed records for 1117 and something about the photo was very familiar; as it happens, <a href=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/development-beat\/2016\/02\/09\/development-beat-teardown-tuesday-4\/\" target=\"_blank\">we wrote about<\/a> this very demolition project just over a week ago! Since we don&#8217;t normally report on new residential construction here, no guarantees there&#8217;s going to be an update on this one.
