{"id":66864,"date":"2016-02-19T07:07:09","date_gmt":"2016-02-19T12:07:09","guid":{"rendered":"http:\/\/raleighpublicrecord.org\/?p=66864"},"modified":"2016-02-22T22:34:07","modified_gmt":"2016-02-23T03:34:07","slug":"development-beat-renovation-roundup-5","status":"publish","type":"post","link":"https:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/development-beat\/2016\/02\/19\/development-beat-renovation-roundup-5\/","title":{"rendered":"Development Beat: Renovation Roundup"},"content":{"rendered":"<p><strong>Friday, February 19, 2016<\/strong><\/p>\n<p>In March of 2015 <a href=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/2015\/03\/02\/development-beat-12\/\" target=\"_blank\">we reported<\/a> on newly filed site plans from Florida firm\u00a0PHDevelopment for a property at 5501 Capital Boulevard.\u00a0PHDevelopment\u00a0owns and manages a number of properties in the area, including 6201 Glenwood, which was once home to Fat Daddy&#8217;s burgers and is now occupied by a Panera Bread.<\/p>\n<div id=\"attachment_22691\"  class=\"wp-caption module image aligncenter\" style=\"max-width: 771px;\"><img loading=\"lazy\" class=\"size-large wp-image-22691\" src=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2015\/03\/5501-771x491.png\" alt=\"5501 Capital Boulevard \" width=\"771\" height=\"491\" srcset=\"https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2015\/03\/5501-771x491.png 771w, https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2015\/03\/5501-336x214.png 336w, https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2015\/03\/5501.png 797w\" sizes=\"(max-width: 771px) 100vw, 771px\" \/><\/a><p class=\"wp-media-credit\">Wake County<\/p><p class=\"wp-caption-text\">5501 Capital Boulevard<\/p><\/div>\n<p>Due to the preliminary nature of the project at the time,\u00a0no tenants were announced.<\/p>\n<p>According to county records\u00a0PHDevelopment\u00a0purchased the property, then\u00a0a car dealership, from Charlotte&#8217;s Muskgrave Properties in December 2014 for $3.1 million.<\/p>\n<p>Three months later in June, Callahan Construction received a $120,000 permit to demolish the\u00a0one-time home of\u00a0Saturn of Raleigh. When <a href=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/2015\/06\/08\/development-beat-26\/\" target=\"_blank\">I\u00a0reported<\/a> on that demolition last June, I noted that PHDevelopment\u00a0had &#8220;a\u00a0<a href=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/2015\/03\/23\/development-beat-15\/\">history<\/a> of tearing down old buildings and putting up exciting things like mattress stores or Panera Breads in their place.&#8221;<\/p>\n<p>On August 25 (my birthday!) Callahan received new building permits for a 13,004 square-foot shell building at 5501 Capital, a month later, permits were issued for\u00a0another shell building, located next door at 5505 Capital.<\/p>\n<p>And now, we finally get to learn the names of the new tenants occupying this space: The Vitamin Shoppe and&#8230;. a Mattress Firm! Man, do I know how to call it or what?<\/p>\n<p>Callahan Construction on February 8 received a pair of interior completion permits totaling $202,000 for the two retailers.<\/p>\n<p>One of the other large renovation permits from last week is the third of its kind we&#8217;ve seen in recent memory, perhaps part of a growing trend: building repair due to vehicular damage. The victim this time was Ole Time Barbecue at 6309 Hillsborough Street. <a href=\"http:\/\/www.oletimebarbecue.com\/\" target=\"_blank\">Their slogan<\/a> is, I kid you not: A Great Place To Get PORKED! Keith Poage will be handling the $22,000 restoration.<\/p>\n<p>In other restaurant renovation news, two area Bojangles \u2014 one at 5409 Capital, the other at 1013 New Bern \u2014 are set for some exterior improvements. The Capital Boulevard location is having their awnings replaced at a cost of $70,000 by Quality First Construction.<\/p>\n<p>Over on New Bern, Quality First is being paid $100,000 for the same kind of work. The awnings there must be a lot bigger or something.<\/p>\n<p>Highwoods Realty\u00a0will be spending $225,000 to renovate various parts of the Bank of America Building at 421 Fayetteville. Atlanta&#8217;s Reliable Roofing will be handling the work for a total cost of $316,112.
