{"id":69189,"date":"2016-02-26T06:00:15","date_gmt":"2016-02-26T11:00:15","guid":{"rendered":"http:\/\/raleighpublicrecord.org\/?p=69189"},"modified":"2016-02-26T09:04:36","modified_gmt":"2016-02-26T14:04:36","slug":"development-beat-renovation-roundup-6","status":"publish","type":"post","link":"https:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/2016\/02\/26\/development-beat-renovation-roundup-6\/","title":{"rendered":"Development Beat: Renovation Roundup"},"content":{"rendered":"<p><em><strong>Brought to you by Rufty-Peedin Design Build<\/strong><\/em><\/p>\n<p><strong>Friday, February 26, 2016<\/strong><\/p>\n<p>The largest renovation jobs from last week were both funded by the City of Raleigh for in service of the new Union Station on Martin Street in downtown&#8217;s Warehouse District.<\/p>\n<p>We recently reported on the partial and complete demolitions taking place on the site; Leo Suarez over at the Raleigh Connoisseur was able to <a href=\"http:\/\/dtraleigh.com\/2016\/02\/pic-of-the-week-135\/\" target=\"_blank\">snap a picture<\/a> of the actual teardown. The contrast between what&#8217;s there now and the entrance plaza pictured in the renderings is pretty stark.<\/p>\n<p>The largest of the permits from last week was issued to Clancy and Theys for a $26.7 million &#8220;Change of Use&#8221; for a former warehouse at 510 West Martin Street.\u00a0The 27,405 square-foot warehouse was first built in 1964, and\u00a0acquired by the city of Raleigh in May 2015.<\/p>\n<div id=\"attachment_51871\"  class=\"wp-caption module image aligncenter\" style=\"max-width: 771px;\"><img loading=\"lazy\" class=\"size-large wp-image-51871\" src=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2015\/12\/warehouse5-771x514.jpg\" alt=\"This warehouse is scheduled for partial demolition\" width=\"771\" height=\"514\" srcset=\"https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2015\/12\/warehouse5-771x514.jpg 771w, https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2015\/12\/warehouse5-336x224.jpg 336w, https:\/\/theraleighcommons.org\/raleighpublicrecord\/wp-content\/uploads\/2015\/12\/warehouse5-1170x780.jpg 1170w\" sizes=\"(max-width: 771px) 100vw, 771px\" \/><\/a><p class=\"wp-media-credit\">James Borden \/ Raleigh Public Record<\/p><p class=\"wp-caption-text\">The beautiful site of the new Union Station<\/p><\/div>\n<p>Clancy &amp; Theys\u00a0received an additional six permits at the site for the following jobs: A canopy installation, a baggage area, a mezzanine, a concourse plaza, a storage and elevator area and most exciting of all, a dumpster enclosure. These additional permits tacked another $2.7 million onto the job, bringing it to a total of $29,515,501.<\/p>\n<p>In December, we wrote that Clancy and Theys did some\u00a0demo work at the warehouse for $456,200. We even pointed out that it was a &#8220;demo to shell&#8221; job,\u00a0which meant they tore\u00a0down everything but the core\/shell of the building, which\u00a0is now being readapted into Union Station.<\/p>\n<p>The second largest permit issued last week was also for a City-funded transportation project: a $9.5 million canopy installation at the Moore Square bus terminal to be done by American South General Contracting. OK; technically it&#8217;s not going to be called the Moore Square Transit Mall anymore: in addition to being renovated, it&#8217;s going to be renamed the GoRaleigh Transit Station. Something about how Thieves Market&#8217;s\u00a0strongest competitors would be\u00a0Tramp&#8217;s Trading Post over on Capital Boulevard\u00a0and\u00a0the local\u00a0Gypsy\u00a0Bazaar, which doesn&#8217;t really have a fixed location.\u00a0Oh well.<\/p>\n<p>The $6.4 million &#8220;major alteration&#8221; taking place at the old Flea Market is being handled by McDonald-York Construction. It&#8217;s for Garcia Moto, a motorcycle dealership, so I guess that&#8217;s kind of fitting. Here&#8217;s how the company describes itself:\u00a0<em>At Pieology, we&#8217;ve reinvented the traditional way of creating and serving pizza. Here, we believe you should have the freedom to enjoy a delicious pizza or salad that reflects your unique personality.\u00a0<\/em><\/p>\n<p>No comment on what ordering a salad at a pizza place says about your &#8220;unique personality,&#8221; but it&#8217;s nothing good.<\/p>\n<p>Pieology looks to be, essentially, a quick-service pizza joint where the pies are ready in three minutes. Pfft. Back to the Future II said we&#8217;d have pizzas that were ready in 30 seconds by now.<\/p>\n<p>Essentially this place is like a\u00a0Moe&#8217;s for pizza.\u00a0Hopefully\u00a0though Pieology doesn&#8217;t force its employees to loudly welcome everyone who walks in the door.
