Sections 9.1.8 &#8211; 9.1.10 in Chapter 9 discuss the regulations for creating new subdivisions.<\/p>\n<p>To avoid public confusion, the name for a subdivision or street names can\u2019t closely resemble one that is already in existence. The numbering system must also conform to standards already set by the city.<\/p>\n<p>You may notice that Chapter 9 includes a section on private streets. But, in the public hearing draft of the UDO, section 9.1.10 won\u2019t be there. After the release of the public review draft, the city decided to prohibit private streets as a way to address some of the issues with student housing. We\u2019ll be reporting more on that as new developments arise.<\/p>\n<p>Moving on to utilities.<\/p>\n<p>Everyone loves clean water and a place for dirty water to go. Article 9.3 lays down the ground rules for how a water supply should be addressed in a new development. The rules are different depending on where the construction is taking place. The same can be said for sewage disposal.<\/p>\n<p>Generally speaking, it\u2019s up to the developer to make sure all water and sewer lines are connected to the subdivision.<\/p>\n<p>The developer must also make sure all electrical, phone service, fiber optic and cable wiring is also installed to every lot on the property.<\/p>\n<p>Without the proper drainage, all that impending summer rain would have nowhere to go. Article 9.4 addresses this very topic. Like with utilities, the developer is responsible for making sure that all pipe systems are connected and all designs meet city standards.<\/p>\n<p>Developers must submit a stormwater control plan for each of the lots in the subdivision, unless those lots are larger than one acre. In that case, a stormwater plan is needed for the entire subdivision, but not for each individual lot.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Everyone loves clean water and a place for dirty water to go.
