{"id":73058,"date":"2016-03-14T06:00:40","date_gmt":"2016-03-14T10:00:40","guid":{"rendered":"http:\/\/raleighpublicrecord.org\/?p=73058"},"modified":"2016-03-13T15:20:46","modified_gmt":"2016-03-13T19:20:46","slug":"development-beat-new-building-report-8","status":"publish","type":"post","link":"https:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/development-beat\/2016\/03\/14\/development-beat-new-building-report-8\/","title":{"rendered":"Development Beat: New Building Report"},"content":{"rendered":"<p><em><strong>Brought to you by Rufty-Peedin Design Build<\/strong><\/em><\/p>\n<p><strong>Monday, March 14, 2016<\/strong><\/p>\n<p>Last May, <a href=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/2015\/05\/11\/development-beat-22\/#Generosity\" target=\"_blank\">we reported on <\/a>the construction of the first of two flex office buildings on Generosity Court in Southeast Raleigh: Generosity I.<\/p>\n<p>Even though we followed up on this project only <a href=\"http:\/\/theraleighcommons.org\/raleighpublicrecord\/news\/development-beat\/2015\/11\/30\/development-beat-50\/\" target=\"_blank\">a few months ago<\/a>, after some\u00a0tenants had moved into the space, I probably wouldn&#8217;t have remembered the project if it wasn&#8217;t for the cutesy names of the streets\u00a0surrounding Generosity Court: Sincerity Street and Virtuous Street. While\u00a0Generosity I is hardly the most inspiring building I&#8217;ve ever seen design-wise,\u00a0the various amenities offered must more than make up for this.<\/p>\n<p>According to the brochure from Trademark, these amenities include: Available Dock and drive in doors \u2022 Available Fiber optic service \u2022 14&#8242; to 16&#8242; clear height\u00a0\u2022 Convenient access to I-40\u00a0\u2022 High growth industrial and retail area. And it&#8217;s only $12.50\/GSF!<\/p>\n<p>I always thought it would be cool to rent an office space like this and live there like it was a condo building. Very peaceful at night! Except when the cleaning crew comes by. And it&#8217;s probably a zoning or a code violation or something. The\u00a0site plan for the subdivision lists the Royal Oaks Building Group \u2014 also the contractor of record for the pergola \u2014\u00a0although the property appears to be technically owned by a Royal Oaks affiliated LLC.<\/p>\n<p>So far, it appears that twelve homes have been built in this subdivision, along with a &#8220;masonry entrance feature&#8221; and a temporary sales trailer.
