It’s Teardown Tuesday here on the Development Beat, but just like with yesterday’s new building report, we don’t have a whole lot to dig into.

In fact, the only demolition permit issued was for a partial, 219 square-foot demolition for a property in South Raleigh at 1512 S. Saunders Street.
Purchased by Dynamic Hands Concrete in July 2014 for $200,000. It appears to have been operating very recently as a Mexican grocery store, although I haven’t verified if that’s still the case.
The demolition would appear to be for a small, one-story structure built onto the front of the property.
Originally built in 1951, the building is known on county records as Alberto’s Place Tavern. A photo from 1996 of the property shows a sign on the front of the building reading “Carson’s Place Tavern.” I guess Carson and Alberto had it out at some point, and Carson came out the eventual winner. Although in the end, he was no match for Tienda Todo Guerrerense, which apparently means something like “Shop of [the Mexican city of Guerrero].” No idea.

We checked the deeds going back to the 1930s to see if there was any information about who Carson or Alberto was, but, alas, we turned up empty-handed. In fact, there was almost nothing interesting at all in the old deeds. Although this is usually the case, they do occasionally turn up something interesting. The best I got out of these? An old map of the Caraleigh Subdivision from 1935 where Tienda Todo is now located. The interesting thing about the map is that the existence of South Saunders itself at the time the map was drawn up is unclear.

There haven’t been any rezoning or site plan cases filed for the property, so it seems like this demolition is nothing outside of a small building improvement project. We may see some renovation permits issued in the near future for this same property. This $900 job will be handled by H & H Kilpatrick Inc.
