Peace Street Bridge Replacement on Capital Blvd Moving Ahead

cap_blvd2After years of planning and the review of multiple designs, the city is now down to just two options for how the new bridge will connect into the surrounding area.

Here’s the schedule:

  • Winter 2013 – Environmental Assessment
  • Spring 2014 – Public Hearing
  • Fall 2014 – Final Environmental Document
  • Year 2015 – Begin Right of Way Acquisition
  • Year 2016 – Begin Construction

Why it matters so much

The selection of the final bridge design stands to hugely impact the development of the surrounding area. The bridge could become an important catalyst to spark a major makeover of a large swath of underdeveloped area on the northeast corner of Glenwood South.

The city prefers the “P-5” design, considered to be the most consistent with the work already done as part of the Capital Blvd Corridor Study.  A new street grid will be created to handle traffic on and off the new bridge that will open up new redevelopment lots bounded by Johnson, Harrington and Peace Streets.

The P-5 or “square loop” design will obviously cost more that the other option, which is basically to put the bridge ramps in the same configuration as they are today.

There have been numerous posts on this blog about how a better road network in this northern end of downtown can restore vitality to the area, and I’m sure most people would agree on the need to finally address the poor pedestrian and bike conditions along East Peace Street.

West Apartments Times II

It’s been two years since we first heard about the West Apartments, one of a number of new 5-6 story apartment buildings to be built downtown.  As talk shifted to Greg Sandreuter’s 23-story Skyhouse Apartments announced a year ago, the buzz seemed to die down regarding his smaller 7-story apartment building next to the present West at North condos.

But now there is another West Apartments, West Apartments II being planned for that same track of land on the northeastern edge of Glenwood South.  I haven’t seen anything about it in the news, but the site plan suddenly appeared a few months ago on the City’s website.

If everything happens as planned, that’s a combined total of 500 units on a few acres of land, one of the highest residential densities in downtown Raleigh.

 – 170 units   West at North Condos

–  153 units   West Apartments

–  177 units   West Apartments II

–  500 units   Total

 

 

 

I see these new apartment buildings together with the new roadway connections associated with the Peace Street Bridge replacement beginning a wave of redevelopment that promises to change the landscape of Glenwood South’s Northeast Corner.

518 West Italian Cafe has been a fixture to Glenwood South for the past 17 years.  Residents began to move into their “backyard” 4 ½ years ago.  Styles have changed and the needs of residents have changed.  518 West has started to make big changes too.  In the past 6 months they have brought on a whole new management staff, including a chef straight from Paris,France, Serge Falcoz-Vigne.

Serge gets especially excited talking to customers about his love for cooking and using all local produce in his recipes.  When I asked him what he did to make the Chicken Marsala even tastier, he responded “better wine and hours of simmering.  We open early to make all of our items fresh (including pasta), so why not start cooking the Marsala early?”

I asked Serge, “What do locals want in a neighborhood restaurant?”

His answers:

  • A place to go where they know your name
  • A place where management acknowledges you as a local
  • A place where neighbors can meet for drinks, eat, and socialize without dumping their wallets

Serge is just one more reason I love living in a downtown condo. I feel like I have the LARGEST family ever.  I am surrounded by residents, shops, and restaurants that all treat me like a part of THEIR family.  It doesn’t matter if my husband is traveling or if we are home together.  No matter where I go in Glenwood South, I am never alone.  Either walking down the hall or strolling around the block….Glenwood South is HOME!  518 West has made it even more inviting.

Mark your calendars now! Show up at the Feb. 5 public hearing to support West Peace Street improvements!

IMG_2670Picture driving along West Peace Street, between St. Mary’s and West Street; a busy street with missing or torn up sidewalks, unable to meet the demands of school and work traffic.  As a primary traffic corridor for east Raleigh neighborhoods, Cameron Village and the State Government Center, it reflects a lack of appeal, as well as safety.  Now you have an opportunity to let the city know that they have your support in making welcome improvements.

 

Here’s the backstory

Five years ago the West Peace Streetscape Improvement Plan was created, originally planned as phase 2 of the Glenwood South streetscape improvement project.  But in response to the economic recession in 2008, the previously allocated $1.3 million construction fund was placed in an economic reserve account where it remains today.

Planned improvements

  • New and wider sidewalks
  • Driveway consolidation to improve traffic circulation
  • Improved transit stop with new shelter
  • Clean-up and reduction of overhead utility lines
  • New trees to line street

Since the time the original plan was developed, the corridor deterioration has become even worse with the addition of nearly 700 residential units being built and under construction within a block of the street.  Additionally, safety has long been an issue with Broughton High School anchoring one end of the streetscape and an elementary school (Partnership, Wiley) on opposite sides of the street.

Help prevent the West Peace Streetscape funding from being lost or reallocated.

There is now a real concern that the reserved West Peace Streetscape construction funding may be lost or reallocated to other projects.

Let you voice be heard, as the city starts the new budget cycle.  Please join with the DLA and neighborhood residents to let the city know that you want the previously allocated funding released, along with any additional funding necessary to implement the designed streetscape improvements.

The Raleigh City Council will hold a Pre-Budget Hearing on Tuesday, February 5, 2013, to receive comments on next year’s budget.  Neighborhood members will be making a request to release the funds and complete the West Peace Construction Plan, and we need residents to voice their support at the hearing.  You can also indicate your support by sending your comments to the City of Raleigh, and listing the West Peace Street Construction Plan as a program that you would like to see supported with city funds.

The Residences at Quorum Center: One of Raleigh’s premier condo properties

Everyone loves a good view. In real estate, I’ve found this is one of those things that makes someone fall in love immediately with a place. For this reason and knowing about many places in downtown Raleigh, I have to say the Residences at Quorum Center are one my absolute favorites!

My husband Manuel and I re-discovered this building in downtown Raleigh after I sold our home in 2011, looking to live downtown Raleigh and to experience city life. Boy, did we make the right choice! This building is unlike any other in downtown in terms of the upscale details and the amazing views. Built in 2006, The Residences is made up of 8 floors of condos on top of the 6 office floors called the Quorum Center. The builders really emphasized making this an upscale property in the Glenwood South area of downtown.

Even thought we were impressed with the building itself, it wasn’t until we walked into one of the condos and were able to admire the views that we completely fell in love. Floor to ceiling windows in some areas simply open up to most of Raleigh, with my favorite views being those facing South and East as you get to see the entire downtown Raleigh skyline and beyond.

Nowhere else have I been in where I can wake up to an amazing sunrise and then watch an unbelievable sunset like the picture above, all in one day in the same place. It’s truly a special place.

The Quorum Center has established itself as one of downtown Raleigh’s premier upscale properties. It’s the perfect location for those who are looking to feel like they’re living in paradise, yet are still in the heart of our beautiful city.
